How do you choose the right selling agent?
The choice of selling agent has a big influence on how your sale goes and what it yields. A good agent ensures a realistic asking price, a strong presentation and sharp negotiation. But how do you make the right choice?
Compare several agents
Invite two or three agents for an introduction and valuation. That gives you an idea of the different approaches and the value of your home. Be critical of an agent who names a strikingly high value: too high an asking price can actually delay the sale. Request a free valuation to get started.
Local knowledge
An agent who knows your neighbourhood well knows what buyers are looking for and what price is realistic. Ask about recent sales in your area and the average selling time. Our agents are active in Amsterdam-Noord, Utrecht, Rotterdam and Arnhem.
The sales strategy
Ask how the agent wants to bring your home to market. Do they opt for an asking price or a starting price? When is a bidding procedure advisable? How are viewings organised? A good agent has a clear plan that fits your home and the market.
Presentation of your home
The presentation determines the first impression. Ask about the photography, floor plans, property description and any video. Are these parts included in the fee? Also read our tips on getting your home ready to sell.
Fee and conditions
Compare not only the fee, but also what's included. Are there costs if the home isn't sold? What are the cancellation terms? A clear assignment confirmation prevents surprises. In our article on costs when selling you'll read which costs to expect.
Communication and availability
During the sale you want to stay informed about viewings, responses and bids. Ask how the agent communicates and how quickly they respond. A personal point of contact provides peace of mind.
Reviews and experiences
Read experiences of previous clients, for example on Funda and Google. These give a good picture of the way of working. Pay attention not only to the score, but also to what clients specifically appreciate.
Negotiating skill
Ultimately it's about a good deal. Ask how the agent negotiates and what trade-offs they make between price, delivery date and conditions. An experienced negotiator looks at the whole picture.

Frequently asked: when should I engage an agent?
The best moment is well before you want to put the home up for sale. That gives the agent time to determine the value, advise on improvements and prepare the presentation. Even if you want to buy a new home first, early contact is wise. That way the sale and the purchase can be aligned. Also read buy first or sell first.
After the sale
A good agent stays involved right up to the transfer at the notary's office, and answers the buyer's questions.
