Energy label when selling: what do you need to know?

Evim Makelaars Editorial 20 July 2026 5 min read time

Anyone selling their home must have a valid energy label at transfer. The label shows how energy-efficient a home is. For buyers it's an important gauge of future living costs. In this article you'll read what you need to know as a seller.

What is an energy label?

The energy label indicates with a letter how energy-efficient a home is, from very efficient to very inefficient. The label is determined by a recognised energy adviser, who visits the home and assesses the insulation, installations and ventilation.

When is it mandatory?

When selling or renting out a home you must have a valid energy label. The label must be given to the buyer at the latest at transfer. It's wise to arrange the label before the home goes online, so you can mention it in the listing. If you don't have a valid label, that can result in a fine.

How do you apply for one?

You engage a recognised energy adviser. They come by, assess the home and register the label. Keep documents of previous improvements handy, such as invoices for insulation or solar panels. That way the adviser can include all the measures. On our energy label page you can read how we help with this.

How long is a label valid?

An energy label is valid for a long period. Have you made the home more sustainable since your label was determined? Then it can be worthwhile to have a new label drawn up, so buyers immediately see the improvements.

What does the label mean for buyers?

A good label means lower energy costs and often more living comfort. With some labels, buyers can also borrow extra. A less favourable label isn't a problem, but buyers will factor the cost of sustainability improvements into their offer. Also read sustainability and home value.

The label in your property presentation

Clearly state the energy label in your listing and mention sustainable features, such as insulation, solar panels or a heat pump. That way you show your strong points. Our selling agents ensure this information appears in the presentation on Funda.

Make it sustainable before selling?

Do you need to improve sustainability before selling? Not always. Small, affordable measures can make a difference, especially if they get you a better label. In our article on increasing home value you can read which investments pay off.

How buyers use the label

Buyers increasingly compare homes by energy label. The label gives a first impression of energy costs and the investments needed to make the home more sustainable. A buyer with a limited budget may choose a home with a better label, while another may buy a home with a lower label to improve it themselves.

The valuer's role

The energy label is also considered during a valuation. A good label can contribute positively to the home's value and the buyer's financing options. So make sure the label is correct and all measures are included. That way you avoid your home's value being underestimated.
