How to prepare for a viewing
A viewing often lasts only half an hour, and in that time you need to weigh up one of the biggest decisions of your life. Good preparation ensures you arrive with the right questions and don't overlook anything.
Before you go inside
Look at the neighbourhood at a quiet moment and a busy one. Pay attention to parking, noise, amenities and the walking distance to the station or school. After all, the surroundings don't move with you, but the interior does.
What to look out for inside
Look beyond the styling. Watch for damp and mould patches, the condition of window frames and the roof, the age of the boiler and the energy label. Ask about the owners' association, the monthly contribution and whether any maintenance is planned.
The questions you should ask
Why is the home for sale? How long has it been on the market? Are there any known defects or ongoing proceedings? What is included in the asking price and what isn't? A good buying agent asks these questions on your behalf and translates the answers into a sensible bidding strategy.
Together on the road
With our buying guidance we join you at viewings, point out things you might miss, and negotiate the price sharply. That way you buy with peace of mind.
